HOA Services Overview

At EDGE Asset Management, we believe that working for our owners and their tenants is of the utmost importnance. As a result, we have given full website access to both home owners and association board members so that they may keep track of their account, file maintenance requests, obtain HOA information, and more.

When coming in as a new association manger, we believe the cleaning up the mess is the first step to running a lean and efficient association. Within the first 7 days, a new business specialist is assigned to you and works with your board to determine  the association’s immediate needs,  find the right association manager, and assign the right experts to provide operational support back at our own offices.

Once the new business team hands the association off to the new property management team, they will work with you to accomplish your immediate needs, set long term goals and formulate a specific plan of action to get there. This means getting to know residents’ concerns through meet and greets or surveys, working hand-in-hand with the Board, and delivering a level of personalized service beyond the expected.

To ensure top performance, we provide all our people with the best training, excellent pay and exceptional benefits. When required, we will also recruit new personnel for your team with full background investigations and drug screenings to ensure the utmost professionalism.

 

Financial Management

Each month the Board and all owners will receive detailed financial reports outlining all of the income and expenditures for the current month’s activity at the association. In the report are delinquency tracking and payment updates.


Budgeting

A detailed annual budget is central to successful financial management. EDGE Asset Management will review prior year actual expense with current performance to establish a budget that is both fiscally responsible and will properly address outstanding concerns based on a needs assessment. We will then look for areas in which costs can be mitigated while maintaining a quality association.

Accounts Receivable

Our online property management software allows us to track all assessments including any special assessment levied, as well as late fees and other fines. Each owner receives a detailed statement of account. We can also collect assessments directly from owner’s checking accounts or credit cards.

Accounts Payable

EDGE Asset Management maintains a superior online financial and management system that ensures your vendors are paid in a timely fashion and in conjunction with any applicable contracts.

 

Site and Maintenance Management

The most important resale aspect of your condominium or HOA unit is curb appeal. As a Board member your fiduciary responsibility is directly tied to how well your association presents to current residents and future buyers. A well maintained community, building, and common areas are the single most important factor in completing a sale.

At EDGE Asset Management we have built relationships with qualified, trustworthy vendors and trades people. By contacting EDGE Asset Management you can avoid the hassle of waiting for contractors to call back or falling victim to uninsured or unlicensed vendors. With a trusted professional on your side, your project will go smoothly and to your specifications. Our vendors must meet a strict and extensive list of criteria before that are approved as authorized vendors for EDGE Asset Management. As a result, our approved vendors are among some of the best service people in South Florida.

Administrative Services

Administrative management is central to the implementation of effective communication programs.  EDGE Asset Management can provide the following services to enhance each volunteer Board member’s experience.

Administrative Duties Performed By EDGE Asset Management

    • Attend all regularly scheduled Board of Directors meetings and any Special Board of Directors meetings.
    •  Prepare meeting agenda, prior meeting minutes, financial statements, deed restriction report and any other information to be discussed at the meeting.
    • Record, type and distribute minutes for each meeting of the Board and for each special membership and Annual meeting.
    • Coordinate the Annual meeting, including issuing the meeting announcements and soliciting proxies for the meeting.
    • Provide administrative and clerical services as needed in the day-to-day operations of Association.
    • Ensure that insurance is in place and file claims for or against the Association.
    • Maintain a complete set of files for Association with records such as contracts, correspondence, meeting minutes, financial summaries, budget calculations, by-laws, deed restrictions, etc.
    • Maintain a current list of property owners by working with title companies, taxing authorities, utility districts and residents. Provide lists to Board of Directors of property owners, phone numbers, account balances etc.
    • Send “Welcome to the Community” packets to new members of Association informing them of rules and regulations of the community.
    • Provide notary service to any member of Association in the office of Manager during normal business hours.
